A small business site doesn't need a content management system with a database behind it, a monthly licence, and a plugin that breaks every March. I build these as fast static sites on the same stack I use for my own pub — pages are rendered once and served as plain files, so there's no database to breach and no plugins to keep patched. The editor is a tool I wrote and maintain myself, so there's no third-party subscription to pass on to you.
That means the honest cost of keeping your site alive for a year is small, and I'd rather charge you what it costs than invent a retainer.

How much does a small business website cost? A starter website is £250 one-off. From year two it renews at £39 a year.
What's included in the £39 a year? Hosting, the SSL certificate, the content editor, and security updates. You can cancel at any time and keep your content. The domain registration itself is separate — roughly £10 to £15 a year, paid direct to a registrar, and it should be in your own name.
How long does it take to build? Typically one to two weeks from the point I have your content, brand assets and domain access. Most of the delay on a small site is waiting on photos and words, not on the build.
Can I update the website myself? Yes. Every site comes with an editor you use in a browser to change text, images, prices and opening hours. No code and no technical knowledge needed, and I walk you through it once the site is live.
Do I need to write all the content? No. If writing isn't your thing I'll put sensible starter copy in place that you can rewrite any time in the editor. Extensive copywriting or a content strategy is a separate piece of work.
What if I need an online shop or bookings? Then the £250 starter site isn't the right fit. Shops with payments and stock, booking systems, customer logins and integrations with a till or accounts package are all work I do — they're just quoted separately once I know what you need.
